According to Jim, one of the most important things you can do as an insurance buyer is to have an agent look at your insurance regularly. Insurance companies are coming out with new products and pricing all the time. Most of those new products are better for the customer. Are we currently still in a seller’s market? There are a couple of factors to consider before we answer this question:
1. Inventory is increasing. Back in March, as we were well into the spring selling season, there were 260 active listings in Dauphin County. In all of September, in the middle of the fall selling season, there were 307 active listings. That’s 47 more listings! Inventory is way up.
2. Multiple offers are down. With that increase in inventory, the number of multiple offers we’re seeing is also down. Earlier this year, we might have gotten around 10 offers on a home. However, we might only get two or three today. Overall, the number of multiple offers and bidding wars is way down.
3. Mortgage rates have gone up. This makes it harder to afford homes.
4. The number of showings is down. The number of showings in March of this year was 1,178. In September that number dropped to 662.

As we head into the holiday season, demand for homes will go down as inventory rises. So are we still in a super-hot seller’s market? The answer is no, but we are generally still in a seller’s market. It appears that we have peaked, and a decline in the seller’s market has begun.
If you’ve thought about putting your home on the market but found yourself waiting and waiting, don’t wait any longer—now is the time. I don’t know what’s going to happen to the market next year; it could be better or worse than this year. What I do know is that now is still a great time to sell. There is still demand.

Today I have Jim O. Bower with me, a preferred partner of Joy Daniels Real Estate Group. He’s here to share the history of the James O. Bower insurance office on Trindle Road in Mechanicsburg. Their office is located in the historic Jonas Rupp House, built in 1773. This stone structure has been a fixture in Cumberland County history for almost 250 years.
Situated along what was originally called Tringle Springs Road, the house was then called the Greystone Mansion of John’s Rock. In the mid-1800s, the home was occupied by the family of John Rock, the builder’s grandson. The family fled to Lancaster during the confederate invasion of Cumberland County in 1863. In their absence, Confederate Brigadier General Albert Jenkins used the home as his headquarters. His troops fought the northernmost engagement of the Gettysburg campaign at nearby Sporting Hill on June 30, 1863.

Rupp family descendants lived in the home well into the 20th century, but in the last 50 years, the building was used as a restaurant and tavern, and during that time, it suffered much deterioration and inappropriate modern modifications. Local attorney John Fenstemunder purchased the house in May 1997 and restored it, giving it a new life as a law office. Today the building is the headquarters of James O. Bower Insurance, an independent insurance agency specializing in commercial insurance for churches, camps, and schools, and they’re also the owner of Greystone Insurance.

The most common question I receive as a real estate agent is, “When is the market going to crash?” My clients are having flashbacks to 2008 when the market crashed and sent shockwaves through the economy. While no one can predict the future with 100% accuracy, I don’t think we’re heading for another crash.
First off, it’s understandable for people to be worried. The market is on fire! Compared to this time last year, home prices are up 16%. In some markets, it’s even higher. This is a dramatic increase, but rising home prices aren’t necessarily an indicator of a crash. There are a lot of significant differences between our market and what was happening in 2008.
For example, lending practices are very different. You used to be able to get a loan just by stating your income. Plenty of people took advantage of this and ended up with a home they couldn’t afford. Lenders have stricter guidelines now, and all incomes are verified.

In 2008, people were also overpaying for their homes because of adjustable-rate mortgages. Once the bubble popped, people were stuck with devalued homes they couldn’t afford, and this led directly to the wave of foreclosures that only exacerbated the problem.
Unlike 2008, our current market is being driven by basic supply and demand. People were stuck inside their homes for over a year, so it’s only natural that all their pent-up demand is driving a hot market. Also, instead of shady lending practices, low interest rates are allowing people to afford pricier homes. When we combine this high demand with historically low supply, we end up with our current market.
After the crash in 2008, builders were left with thousands of homes that no one wanted to buy, costing them a ton of money. They are much more cautious now about making sure they do not oversaturate the market with homes, and this is a big reason why we are seeing low supply.

Here are six tips to abide by when approaching this chaotic market as a seller:
1. Don’t price for the unicorn. Every area has an idea of unicorn buyers who sweep in to pay more than anyone else. That’s the dream, but fixating on an outlier buyer can be a huge mistake. That means you’ll sit instead of sell. My advice? Ignore Zillow, price for the market that actually exists, and rejoice if your home gets bid upward.
2. Don’t expect cash. Selling to a cash buyer could happen, but how many cash transactions are happening in our area right now? Remember, the vast bulk of the market is financed, so buyers using financing can get it done.
3. Be realistic about timelines. Nearly every real estate vendor is slammed, so if you counter a potential buyer, be realistic about requiring shorter return times. Don’t insist on requiring, say, eight days for everything to get done when eight days isn’t a realistic timeline.

4. Don’t price an apple according to an orange. This is a classic real estate mistake. Too many sellers want to price based on a sale or listing that’s superior in quality, condition, location, or some other feature. Here’s the strategy to remember: Price according to similar homes—not dissimilar ones.
5. Know if the market slows. At this time of year, we usually start to see seasonal slowing. As you list in the coming weeks or months, be realistic about the market if it changes. Right now the market is still ultra-hot, and the verdict is still out on what type of season the summer and fall will shape up to be. It usually softens, but we’ll see what happens. There's a temptation to price according to the hottest moments from a few months ago. My advice if you're late to the spring party is to price your home according to how the market feels right now.
6. Expose yourself. Be sure your home gets adequate exposure to buyers. Honestly, you only need a weekend to sell in today’s crazy market, but don’t sell within the first few hours after listing. Letting your home sit for a few days gives more buyers the chance to see it, and it’s helpful for those who made offers because it gives them time to ensure they don’t have buyer’s remorse (which might lead to them backing out of the deal at a later date).

Though we’re in an incredibly hot market right now, some sellers have been running into problems during the appraisal process. They may have gotten a fantastic offer from a buyer, but then the appraiser finds that the home is worth less than the offer. Unfortunately, someone’s going to need to make up the difference.
There’s no need to worry, though—there are ways to avoid this frustrating situation altogether. First, it pays to find a real estate pro in a hectic market like ours. Most homes are getting multiple offers, which can easily drive the price up, but an expert agent can handle bids with ease. More importantly, they can help you figure out where to start with your list price.
We take time to research everything there is to know about your home’s value, which involves looking up comparable properties, neighborhood statistics, and much more.
