A low appraisal can derail a sale, but your agent can fix it all.
There are a variety of opportunities in the Central Pennsylvania real estate market for both buyers and sellers.

Though we’re in an incredibly hot market right now, some sellers have been running into problems during the appraisal process. They may have gotten a fantastic offer from a buyer, but then the appraiser finds that the home is worth less than the offer. Unfortunately, someone’s going to need to make up the difference.

There’s no need to worry, though—there are ways to avoid this frustrating situation altogether. First, it pays to find a real estate pro in a hectic market like ours. Most homes are getting multiple offers, which can easily drive the price up, but an expert agent can handle bids with ease. More importantly, they can help you figure out where to start with your list price.

We take time to research everything there is to know about your home’s value, which involves looking up comparable properties, neighborhood statistics, and much more. There are so many variables involved when it comes to properly pricing a home, and we make sure to leave no stone unturned. We price homes in a way that nets sellers the highest possible price, but we always keep our eye on the looming appraisal.

If the appraised value somehow does end up lower than the sale price, the first thing we do is check for human error. Mistakes can happen on the appraiser’s end, meaning we must be vigilant on behalf of our sellers. If there turns out to be no error, we then gather as much evidence as we can to show the home’s value. We understand that each home is unique, so we always showcase properties in their best possible light and highlight the features that make your home valuable.

If this doesn’t bridge the gap between appraised price and sale price, it’s time to bring out another key skill in our repertoire: negotiation. Backed up by the knowledge, grit, and determination we build throughout our careers, we’re able to do everything we can to ensure your sale goes through.

If you’d like to make sure the selling process is efficient, effective, and hassle-free, feel free to reach out to us. We’d be happy to answer any questions you may have or share more information about real estate with you. Until then, we look forward to hearing from you soon.
