Can you believe it’s December already!? Christmas will be here before we know it and I wanted to take this time to share my heart with you. I have had 29 years of experience in real estate, during which time I’ve helped thousands of families find a home where they can celebrate, establish traditions, and make memories. Our homes are important during the holidays. During this time of year, we at Joy Daniels Real Estate Group want to thank you and say that we value and appreciate your confidence in us. As we slowly shift to a buyer's market, it’s time to make some adjustments. For one thing, it's worth looking at some simple home improvement projects that can help ensure you sell your home quickly and at a top price. The thing is, when it comes to selling your home, not all home improvements are created equal. That's why I've collected the three top home improvement projects that homebuyers love, according to a report by the National Association of Home Builders: 1. A laundry room. More than anything, homebuyers currently want a separate room for washing, folding, and ironing clothes so they can keep the mess out of their living space. If you have an unused basement, it makes a lot of sense to put the laundry room there because all of the utility lines will be accessible and you probably won't have to demolish anything. A new laundry room could cost as little as $1,000 and could contribute a lot more than that when you look to sell your home.
90% of buyers want energy-efficient windows in their home.
2. Exterior lighting. Exterior lighting is the most desired outdoor feature by homebuyers, appearing on the wish list of 92% of them. Your options for exterior lighting include spotlights, walkway lights, and pendant lights. Fixtures range in price between $65 to $132. Exterior lighting will present your home in the best possible light, impressing these potential buyers and increasing overall interest in your home. 

3. Energy-efficient windows. Most homebuyers today care about energy efficiency. Specifically, 90% of them want energy-efficient windows in their new home. A set of energy-efficient windows will drive down the costs for your utilities, improve comfort inside your home, and increase your home's curb appeal.

In fact, that's true for all of the above projects. Are You About to Buy a Home That You Cannot Afford?


Today I have five signs that you may be looking to buy a home that you are actually unable to afford.

Purchasing a home is a tumultuous process. It can be exciting and promising at times while frustrating and disappointing at others. These ups and downs can wear you out and affect your judgment. This may even result in you making a decision you will later regret. One of these poor decisions that homebuyers often make is purchasing a home that they can’t actually afford. There are five signs that will warn you if you’re about to make this mistake. 1. Creative mortgage terms. If your financing conditions look like a trail mix with multiple mortgages, interest only, adjustable rates, extended term, balloon payment, etc., it may be an indicator that you are unable to afford the home you are looking at buying. 2. Down payment assistance. There are many programs that are designed to help homebuyers with down payments and closing costs. However, although they are intended to remove the barriers to homeownership, they are not always helpful. If you are not prepared for the financial aspects of purchasing a home without assistance you may be unable to afford the home you are looking at buying. 3. You have just enough to cover the down payment. When you’ve done your due diligence and talked with a lender to help you determine a payment that can fit into your budget and there’s no wiggle room, keep in mind that homeownership goes beyond your mortgage. Besides your monthly payment, you will need to cover the costs of maintaining the home and property as well. Broken appliances and a leaky roof are unexpected expenses you need to consider.
Don’t get so caught up in the emotion of owning a home that you are blind to the reality of the situation you’re entering.
4. Borrowing from a retirement account. Many homebuyers borrow from their retirement accounts to help cover their down payments. While you may be able to do this without penalty, remember that you chose to save the funds for your future retirement. It may be a warning sign if you are dipping into your retirement savings. 

5. You have a sinking feeling. Cold feet are common since this is one of the biggest purchases you will ever make, however, if you can’t shake the feeling, it can be a good indicator that you should turn back. It is not easy to admit, but you will know deep down if the home you are buying is too much, even if it means passing on the home you had your heart set on. You want to avoid making a decision that you will later regret. 

In conclusion, do not get so caught up in the emotion of owning a home that you are blind to the reality of the situation you’re entering. Ideally, your team of professionals will guide you to the best decision, however, you are still the one that has to choose what is best for you.

The first step is to compare your home to similar properties in the neighborhood and determine what investments make sense for your budget and goals. But why is it important to make improvements to your property before placing it on the market in the first place? Well, presenting your home in its best possible light will earn you a better list-to-sale ratio. This means that you are more likely to achieve a higher price than what you set the property at by making certain key improvements before listing. A polished listing is also likely to spend less time sitting on the market.
Cleaning and eliminating clutter are still the most important steps in making a home look its best.
Our listing specialists would be happy to guide you through which improvements you should make based on your personal circumstances, but for now, we would like to share some general advice on adding value to your listing. There are three main things all sellers can do to boost the value of their home:

Since putting your home for sale can be a daunting and stressful experience, here are five more unspoken rules. 6) Your listing needs to stay fresh. Don’t worry if it sits. Keep your listing as updated and relevant as possible, even if it seems tedious. It is only a matter of time before the right buyer will come along. If you've updated your home, make sure your listing reflects those updates. 7) Buyers can’t stand losing. No one wants to miss out on their dream home. When it comes to life-altering purchases, they will do almost anything to win. What comments do your neighbors make about your home? If they have said something about your home that they like or wished they had, use this information to tailor your listing to the right buyer. 8) Home inspections kill deals. Take care of any problems now. A home inspection is a headache that you want out of the way as soon as possible. You're going to thank yourself later.
Do what you can to increase the value of your home, but don’t get hung up on it.
I think pre-inspections put sellers in the driver's seat. Every home has problems and having a pre-inspection will save you time, money, and stress.

9) Don’t worry if it gets to you. Selling your home takes months of work, even before you put it on the market. Preparation is key. One day sooner than you think the process will be over and your home will be sold.

10) A professional can help. Many things go into selling your home and it's impossible for somebody to know everything without experience. Professionals know the ins and outs of the real estate game and will make your life much easier. It might cost you something but what it will save you in the end makes hiring a professional Realtor more than worth it.

Welcome to the first part of my two-part series on the 10 unspoken rules that every home seller should know. 1. Not everything needs upgraded. Door hinges, venting covers, cabinet knobs, and light fixtures are great places to spend money because they’re small fixes that make a big difference in appearance. Think about other small, easy upgrades that you can make. If you’re not sure about where to put your money, stick to kitchens and bathrooms. Do not hide your house behind old, overgrown bushes. Fix the siding, give it a fresh coat of paint, seal the driveway, and power wash. Make a good first impression, because you’ll never sell your home if you can’t get the buyer through the front door. 2. The appraiser won’t save you. If you think you can haggle with the appraiser, you’re in for a surprise. Most appraisers won’t even listen to my opinion! The appraiser won’t budge from their final assessment and risk losing their license for being anything but impartial. Do what you can to increase the value of your home, but don’t get hung up on it. Appraisers are like buyers—if your home looks good, it will have a greater impact.

3. Home staging does matter. If you can’t completely move out, you need to declutter. It’s difficult to imagine yourself in a home that’s made up for someone else. It might be your ideal style, but it might be far away from the buyer’s taste. Focus on keeping the staging as clean and as simple as possible. Vacant homes are harder to sell, so if you do move out, you don’t need to take major pieces of furniture with you. They’re important!

4. Your window of opportunity is smaller than you think. If you think you’re all caught up, you’re probably still behind. You need to have a time frame for the sale. Put it on the market at the right time, price it right, have it cleaned and staged, and your property is guaranteed to sell fast. 

5. Planning needs to be done early—and stick to it! Organize and prioritize the things you need to sell your home and get them done. You should also stay focused on the bottom line. Do what you need to do to sell your home for the most profit in the least amount of time. It’s hard to keep a house looking good for months and months.

5 Ways to Simplify Your Next Move


Moving can be overwhelming or it can be simple. Today, I have five important tips to help you simplify your next move.

I know that moving can be frustrating and messy. However, it can also be smooth and simple. If you are considering buying or selling a home this year, I have five tips to help you jump-start your organizing right now and simplify your move. 1. Sort piles of belongings into groups: “keep,” “give away,” “maybe,” and “trash.” For the “maybe” pile, box up and seal things that you might want to keep but aren’t sure about for six to 12 months. If you don’t find any use for those items in that time period, then donate them. 2. Give yourself plenty of time. Be patient. This process of getting organized takes some time. Know that sorting through personal papers and memorabilia will take much longer than reviewing other items. Leave some extra time for the expected reminiscing that will occur.
Blocking out time on your calendar helps prevent procrastination.
3. Store your items in clear plastic bins. Using clear boxes lets you have a quick look at what’s inside. If you use cardboard boxes or colored bins, use a pen and clearly label what’s inside and which room it’s going to go into in your new home. You may also want to consider investing in a label maker. 

4. Get rid of paper. A big problem in many of the homes I see is the big paper trail that’s left from room to room. It can be magazines, newspapers, documents, advertisements, receipts—you name it. Most homeowners keep a lot of paper, which creates a lot of clutter. To reduce the amount of clutter, go through your files and scan any documents or receipts that you want to keep and shred the things you don’t. You’ll find that a lot of what you’re hanging onto are things that you don’t need anymore. Now is the time to start having documents digitally sent to you instead of by traditional paper mail. It will save you a lot of time later. 

5. Do it now! This is the most valuable tip I have for you. Block out time on your calendar for you to get organized. Putting it on your calendar should help you prevent procrastination. If you take care of things right away, you’ll find that life gets simpler. The same goes for your move.
