Every real estate transaction is one of a kind, and throughout the years we have helped thousands of families buy and sell homes. At Joy Daniels Real Estate Group, we strive to treat each client as an individual, with their own unique vision of how to buy or sell their home.

While the client perspective will always be our top priority, nothing puts things into better perspective than experiencing selling your home first hand, which is exactly what Chris and I recently did. We spent the entire summer going through the same process that we routinely help our clients through.

The first step we took was preparation. Our listing agents are constantly preaching preparation to their clients, so this was my opportunity to practice what we preach. We chose to get our home pre-inspected, which means we had an inspector come in and take a look at our home before it hit the market. This is attractive to potential buyers and is helpful in teaching sellers the true condition of their home. This helped us jump ahead of the curve, as we made small repairs inside and out before even listing our home!

Next, we decluttered our rooms and closets and staged the home to sell. Then we moved outside; we mulched, cleaned the shed, repainted our brick walkway, and even purchased a new pool line, knowing these expenses would really pay off in the end.



All of that preparation culminated in our photography appointment. Professional real estate photography is a remarkably important step to selling your home. Joy Daniels Real Estate Group has used professional photography from the beginning. These photos are your chance to make a lasting impression on potential buyers -- Chris and I realized this, so we put a lot of work and effort into preparing our photo appointment. The preparation paid off, as our photos looked absolutely fantastic!

We put our photos up on various websites, but the one we most want to tell you about is our own. We have a new website called CentralPAComingSoon.com which allows sellers to showcase their home before it's even listed. The Coming Soon sign in the yard really jumpstarted the process. We went active in the last week of May, and within a week, we already had an offer! Chris and I were overjoyed knowing our hard work had made a difference.

However, as we already knew going into the sale, real estate is never a sure thing. The deal we were working on eventually fell apart. At the time, it was a lot to process -- the prospect of going back on the market was really disheartening. But we knew what we had to do. Real estate transactions have ups and downs, but since we were already in a good position to list, it was not a problem getting up and running again. Our home went live in August, but we didn't receive any offers in the first few weeks. We decided the best thing to do would be to lower the price, which we did, and ended up getting a whole bunch of showings! We sold it the weekend following the price reductions!

How we helped Leslie buy a new house!



We worked with one of her agents named George. He was very helpful. We were looking for a new home rather than an existing home sale. He was helpful with the valuation of the lot, the features that would be useful for resale purposes as we were planning the home, and neighborhoods with the best resale values. We appreciated his insights and he worked with us a little bit in the process during our initial walk through when the builder has a different inspection times, and he offered insights during those times as well. It was good to have him. He had been involved with the builder before and was a new home specialist.
On one occasion, he traveled with me from Harrisburg to Lancaster. He went with me to the design center and was very helpful with advice concerning buyer interest, home trends, and other things we should be thinking about when making decisions about features we should put in the house.

Why Can't You Trust Zillow with Your Home's Value?

You have probably heard about the online real estate site Zillow. Their Zestimate feature is a popular tool that many homeowners use to find the value of their home. The question is, can you trust Zillow with such an important task?


Zillow is a great resource for certain real estate information. In fact, we put our listings on Zillow because we understand that many buyers begin the search there. However, if you want Zillow to give you an accurate evaluation of your home's value, you need to read the fine print: Zillow admits that their Zestimates are only accurate about 7% of the time! If I was inaccurate 93% of the time, I don't think I would have been in business for 25 years!

Bottom line: accuracy is crucial when selling your home!

When one of our agents walks through your home, they will be able to give you a very good idea of what your home is truly worth. They know how you home compares to similar homes in your neighborhood. Zillow has no way of accounting for your upgrades, like new carpet and granite countertops, your new patio, or the amazing view your home has. Our agents will compare your home to other homes on the market to give you an accurate estimate and a price range for how much your home will sell for!

Many people also don't realize that selling a home isn't as easy as simply throwing it up online. Negotiations, detailed paperwork, inspections, and appraisals are just a few of the many complicated aspects of the selling process. Zillow can't help with those things, but an experienced agent can! Marketing and experience will sell a home faster, for more money, and will eliminate the pitfalls associated with selling For Sale By Owner.

It's summer right now, and what better way is there to enjoy the weather than to play some golf? I love to get out and play, and I think it's a great way to take in the beauty of Harrisburg. 

I'm happy to say that there are actually two great golf clubs right near our offices. We have the Colonial Golf and Tennis Club and also the Blue Ridge Golf and Tennis Club.

The two clubs have a long history, and have hosted USGA championship events. They are regarded as some of the finest courses in Central Pennsylvania. The best part is that both of these courses are open to the public!

Also, if you play tennis, you'll love the courts at Blue Ridge. Memberships are available, and they offer a few different age discounts. There are nine courts in all, so there should always be an opening to play.


On top of this, there are also two swimming pools at Colonial Ridge, a fitness room, a restaurant, two ballrooms, meeting rooms, and much more.

After a long day of golfing, swimming, or playing tennis, you can relax at the outdoor bar at Squires, which is one of two restaurants located at Colonial Ridge.

It's important to know what you have, and what condition it's in. This is very important in regards to your insurance, and it helps to ensure that nothing is damaged during the moving process.


In case of a catastrophe, you would want to know what you had around your home, and if you didn't have an inventory of your belongings, it may be tough to secure repayment for those items. You may also need an inventory in the case of a burglary, if you're downsizing, or if you're trying to insure highly valued items.

Recently I got a question from a friend named Erica. She said, "Joy! I love your outfits! Where do you purchase your clothing?" While I don't have one specific store I always go to, I love to shop at different consignment shops around the area. It's a great way to retire some of my old outfits, while getting great deals on new ones. Here are some of my favorites:

Simply Chic Consignment Boutique: This place has an atmosphere that makes it a pleasure to shop for high quality clothing and all the latest styles. I got the suit jacket and purse I am wearing in the video at this store. Another great thing I love about Simply Chic is that they have fashion consultants that are always available to help you create the perfect outfit. They offer great prices on items that are too stylish to be retired.

Treasures from Home: This boutique is filled with treasures, as the name suggests. They specialize in household, furniture, and gift items. They have that wow-factor and it's always a pleasant surprise what I am able to find here. I am wearing earrings and sunglasses in the video that I got for a great price at this shop.

Hello, Gorgeous: "Hello, Gorgeous" isn't just the name of this great consignment boutique, it's how you are greeted when you walk through the door, and how you will feel when you leave. They have great new and gently used designer clothing and accept cute, clean, and current clothing. Gorgeous is not only their name, it's their business.

Styles Boutique: Styles specializes in formal clothing. They have the latest fashion for women, men, and children and their inventory is always changing. In addition to this, they also have a wide selection of bridal clothing, jewelry, and shoes.

Autumn's Attic: When looking for great new and gently used clothing for the children in your life, look no further than Autumn's Attic. They have great children's clothing and are always looking to purchase the clothing that your children have grown out of.

There are a ton of great consignment shops here in Central Pennsylvania. In addition to the aforementioned shops, Fancy Unicorn, Wears Like New, and Fantastic Finds are great shops as well. These are places where you don't have to feel guilty about buying new clothes and never wearing them. Sell those clothes back to one of these consignment shops and start rebuilding your wardrobe.

Nothing is better in the morning than a fresh, delicious cup of coffee. There are a ton of places I go for coffee. I shared all my favorites in the East Shore last month. This month, I am traveling to the West Shore to show you some of my favorite spots to hit when I get a little caffeine craving. Here they are:

The Hard Bean Cafe 
The Hard Bean Cafe in Camp Hill is a family-owned shop that offers room for comfy seating, but is also a great place to stop for a quick cup of coffee on the way to the office. They serve locally produced coffee every day of the week and you will enjoy all of their amazingly delicious blends!

M&M Coffee 
Another place I love is M&M Coffee. It's a locally-owned business in New Cumberland that provides customers with quality products and a relaxing environment. They brew delicious Arabica beans and offer specialty and flavored coffees. They also have their own K cups!

Kauffman's Coffee,Tea, and Spice   
Coffman's is a favorite of many people in our office. This is not simply a coffee shop, it's a coffee destination. Fresh tea and coffee are meant to be savored at this shop, serving the area for over 36 years. Coffman's is not your typical coffee shop. They don't allow cell phones, and have delicious French-pressed coffee that you will love.

Cornerstone Coffeehouse
 
There is always something fresh and new at Cornerstone Coffeehouse. Located in the heart of downtown Camp Hill, they feature an incredible selection of coffee and tea, as well as drink specials. Cornerstone supports the arts as well. They host concerts, art galleries, and even a professional culinary teaching kitchen.

Josie's 
It's not easy to find German coffee, but we found it here at Josie's. It's a unique, family-owned and operated German food market and delicatessen in Mechanicsburg. It has been providing a fine selection of quality German food and grocery products for over 24 years.
