3 Reasons You Need a Realtor to Sell Your Home

Here’s why selling your home on your own is not a good idea.
There are a variety of opportunities in the Central Pennsylvania real estate market for both buyers and sellers.

Have you been hearing from friends and family that the local real estate market is hot right now? Or maybe you watched your neighbor’s home sell in the blink of an eye? It is undeniable that central Pennsylvania is experiencing a healthy and lucrative real estate market. For a small percentage of homeowners, this means that they start to wonder if they can sell their homes themselves and bypass hiring a professional. This is called For Sale by Owner (sometimes referred to as FSBO).

Listing your home without the expertise and guidance of a real estate agent, while possible, is most often a mistake that homeowners regret. Here are the top reasons why sellers who try to sell their homes without representation regret their decision or why they eventually call a Realtor for help:

1. Paperwork! The sale of your home is likely the biggest transaction in your lifetime. So it is no surprise that each transaction contains a mountain of paperwork. Hundreds of pages! Sellers do not have access to or knowledge of the necessary paperwork needed to make the sale of their property legal and safe. Can you imagine the liability this causes? This is a mistake that can be avoided by hiring a professional.

Call a trusted professional, and let us use our years of experience to your benefit.

2. COVID-19! Do you know the proper protocols for showings, inspections, and appraisals during a pandemic? Are you protected from buyers who tour your home that exposed themselves to the risk of COVID-19? Real estate has adapted to the changes presented by COVID-19, and we prepare all sellers and buyers in the safest ways to conduct real estate in this new atmosphere.

3. Negotiations and beyond! Getting a contract on your home is just the beginning! Licensed real estate agents are professionals who negotiate, maintain deadlines, and coordinate groups like lenders, title companies, and HOAs. While selling a home may look easy, that’s only because most of the hard work happens daily through the knowledge and perseverance of the Realtor. Many For Sale by Owner transactions will never reach the settlement table for this reason.

Rather than opening yourself up to risk, stress, and heartache, call a trusted professional, and let us use our years of experience to your benefit. Imagine a real estate transaction with exceptional communication, transparent fees, and dedicated staff who know you by name. This is the level of service that you will enjoy from Joy Daniels Real Estate Group. Get Your Home Ready for the Spring Market Now

Here are three tips to help you prep your home for the spring market.
If you're a prospective buyer, click here for a full home search, or if you're considering placing your home on the market, get a free home value report right here.

If you’re like me, you’re already dreaming of spring. There is no time like the present for homeowners to begin preparing for the spring market. While winter’s chill is still outside, begin inside by focusing on the following activities: 1. Declutter. One of the most common pieces of advice that a Realtor will offer to homeowners is to clean one room at a time and think like a buyer. Consider packing away extra knick-knacks, personal items like photos, and any other items that may collect dust or distract a potential buyer.

Never underestimate the power of a fresh coat of paint.

2. Let the sunshine in. Take the time to clean your windows, window sills, blinds, and drapery. Everyone loves a bright and welcoming home, so focus on letting in as much natural light as possible. Light is money! 3. Paint. Never underestimate the power of a fresh coat of paint. Choose neutral colors and accomplish a great winter day’s task by painting and freshening up common areas that need attention like baseboards, stairwells, and bathrooms. Of course, once the weather warms up, you can boost your curb appeal by taking on small projects like weeding flower beds, replacing bulbs in exterior lighting, and sprucing up your porch.
